Rising damp treatment in Skegness
Skegness stands on drained marsh only a few metres above sea level, and much of the low ground behind the coast sits at two to three metres above Ordnance Datum. Groundwater is close under almost every floor in town, which is exactly the condition rising damp needs.
Why rising damp is a Skegness problem
Rising damp is groundwater drawn up through brick and mortar by capillary action. It needs two things: a supply of moisture at the base of the wall and a failed or missing barrier to stop it climbing. The town supplies both. The water table in the silty marsh soils rarely drops far, and the resort streets built after the railway arrived in 1873 relied on slate damp courses that are now roughly a century and a half old.
In the Victorian terraces and former boarding houses between the town centre and the seafront, a slate course that has cracked with settlement, or been bridged by a raised path, a later concrete render or a flower bed heaped against the wall, will let moisture climb. The classic signs are a tide mark up to about a metre high, blown or salty plaster, peeling paper at skirting level and skirting boards that feel cold and damp to the touch.
What proper treatment looks like
- Confirm it really is rising damp Many suspected cases in Skegness turn out to be condensation, a leaking gully or a bridged cavity. The specialist checks moisture profiles up the wall, looks for bridging, and rules the cheap causes out first.
- Deal with the barrier Where the original damp course has genuinely failed, options include a remedial injected damp proof course, or repairing the bridging that defeated a sound one. Ground levels, paths and renders outside are corrected so the wall can breathe.
- Replaster with the right materials Salt-contaminated plaster is stripped back and replaced with a salt-inhibiting system. Skipping this step is why so many previous treatments in older seaside stock appear to fail.
Honest limits
Not every damp ground-floor wall needs an injected course, and a specialist who says otherwise before measuring anything is guessing. Some older walls here were built without any damp course and have managed on lime plaster and ventilation for a century. The right answer depends on the wall, and it starts with a diagnosis, not a product.
