The coastal strip around Skegness is reclaimed marshland, much of it only two to three metres above sea level. Groundwater sits close to the surface year round, which keeps subfloor voids humid and gives rising damp a permanent supply to draw on. Only the old Tofts ridge towards Wainfleet stands usefully higher.
A resort built at speed
After the railway reached the town in 1873, the Earl of Scarbrough laid out a planned resort and whole streets of terraces and boarding houses followed within a couple of decades. Solid brick walls, slate damp courses and lime renders from that era all need sympathetic treatment, not a one-size chemical fix.

Onshore winds carry salt-laden rain against east-facing elevations for much of the year.
